Solved SP Page Builder

Using SPPB Ver 3.8.9, trying to edit content via Front End editor, spinning circle waiting....

Hello!
While trying to edit some text within the SPPB Ver 3.8.9 Front End editor, I see the HTML code content.

When I click the circle "content" button to get to the JCE editor, I get a "working" spinning circle that just spins for ever.

Am I doing something wrong?
Using Chrome Version 107.0.5304.107 (Official Build) (64-bit)
