Do we talk about Joomla 4.2 Admin or Template Options area ?

If first, the problem can be with gzip compression that is inside .htaccess file. It's quite popular issue in Joomla 4, more: forum.joomla.org. So you have to delete/comment few lines from it.

If we talk about Template Options, please make screenshot - upload on your server and show me link to img.

ah ok happy to try the GZIP thing first. Is there a recommended post to look at for this?

yes - i renamed htccess on one site - admin worked and other remains with problem - so htaccess is the issue. Thank you - lets hope i can find out how to fix from google
