Clicking "Edit With SP Page Builder" Goes To 404 In SP Simple Portfolio

Hello,
The "Edit with SP Page Builder" button simply does not work with SP Simple Portfolio, goes to a 404 page. I have no way to edit or build a page with SP Page Builder in SP Simple Portfolio.
I am using the latest version.

[UPDATE] The 404 error has returned when clicking "Edit with SP Page Builder"
The issue happens after you open the item for the first time with SP Page Builder.
The "Edit with SP Page Builder" button works on a new item, but after you close SP Page Builder and retun to your SP Simple Portfolio item to try and edit again, you get a 404 error.

When trying to open is says: Warning You are not permitted to edit this page because one more user is already checkid-in.
There's no lock on the item, so I'm not sure why this is.
