Helix 3 website inaccessible:

Error message - "Attempt to modify property "shortcode_tags" on null

Also similar message on trying to access admin page.

You forgot to tell you what have to done before issue. Maybe PHP version is set too high for installed plugins. PHP 8 may cause problems, set to PHP 7.3/7.4 for testing period.

In near future you should consider template migration/switch from old Helix3 into Helix Ultimate.

Yes, this same custom.css (if you used) can be used again.

Helix Ultimate is more PHP 8 friendly.

Thank you so much Paul. Swapped back to PHP 7.4 and site now working. MY other site is Helix Ultimate and happy on PHP 8.1. Is there a way to set PHP versions individually for multiple sites on same host. As the GUI on my CPanel seems to swap it for all websites..?
